Repair vs. Replace
Not Every Damaged Gypsum Floor Needs Replacement
When the flooring needs an update, and cracks are uncovered in the underlayment, is a full replacement required? The wrong assumption can cost time, money, compromised safety, poor performance, unhappy tenants, and worse.

Reality check on repairs
There’s no need to risk a guess. Maxxon, the inventors of Gyp-Crete®, knows gypsum floor underlayment better than anyone since they created the product category. When Maxxon’s representatives recommend repairing vs. replacing, it’s supported by decades of product development, installation science, and real-world performance data.
- Quick-turn patch or pour options
- Code-compliant approach
- UL Classified fire-rated performance
- Sound control for superior noise reduction
- High compressive strength for hard surface flooring
- Proven in multifamily and commercial projects of all sizes
- Backed by a lifetime warranty and technical support
"The goal is not simply to create a flat surface for new flooring. Our objective is to restore compromised gypsum underlayments to a high-strength condition while maintaining the fire and sound rated performance of the assembly, providing a durable substrate suitable for today's floor covering systems.” – Mike Emmert, Northeast Commercial + Multi-Family Sales Manager, Maxxon
Predictable process for positive results
In wood-frame construction projects large and small, the gypsum layer contributes to a flat surface and floor-ceiling assembly performance. When floors are updated, both aspects must be maintained to ensure code compliance and avoid liability.
The Maxxon® Gypsum Repair System delivers consistency, continuity, and compatibility. When contractors follow the protocol, results are predictable and perform long-term.
- Prime - Maxxon Commercial Fortify Primer™
- Pour - Maxxon Commercial Level EZ™, Maxxon Commercial Level EZ™ + Fibers, or Maxxon Commercial EZ Crete™
- Patch - Maxxon Commercial Gyp-Fix EZ Patch
- Seal – when using EZ Commercial Crete or Gyp-Fiz EZ Patch
- Sound control – Acousti-Top® sound mat
This repair system inherits a proven pedigree. Maxxon’s gypsum underlayment has been specified and installed in offices, schools, universities, healthcare facilities, and multifamily buildings for decades.
For consistent, reliable repair results compatible with gypsum and lightweight concrete, follow Maxxon’s step-by-step approach.

Versatile approach saves time and money
Many contractors default to full tear-out – not because replacement is always necessary, but because proper repair methods are not widely understood. The uncertainty around repair performance, product compatibility, and long-term durability pushes projects toward the costlier, more disruptive path.
As the minds behind Gyp-Crete, Maxxon's team is uniquely qualified to assess gypsum underlayment and provide solutions. Compared to seven to ten day replacement projects, permanent subfloor repairs are possible in as little as one day. The Maxxon® Gypsum Repair System saves valuable time on-site and frees up contractors for their next project.

Stay safe and sound
Everyone in construction knows, “Safety first.” Along with those in the field and in the shop, this guiding principle extends to the tenants themselves.
To protect from the spread of smoke and fire, and complying with building codes, the entire floor-ceiling assembly must meet a specified UL Classified fire rating. This is relatively easy with new construction, but what about renovation? The Maxxon Gypsum Repair System has it covered.
Maxxon primer, self-leveler, and sealing products, plus sound-attenuating Acousti-Top, work together as complete system without compromising floor height transitions. This systematic approach maintains IBC sound requirements and provides intended performance for a quiet, comfortable interior experience.
For tenants concerned about personal well-being and environmental health, low-emitting materials with GreenGuard Gold certification support indoor air quality. Durable products also reduce the need for future repairs and minimize maintenance, conserving material resources.

Strength supports beauty
Upgrading carpet, wood, tile, vinyl, laminate, or other floor coverings offers a revitalized appearance to attract and retain tenants. Be aware that many of the new, luxury vinyl tile and plank (LVT/LVP) and other hard surface flooring materials require more durable, higher strength underlayment for a full warranty.
Double-check the spec to confirm the underlayment meets the required psi. Maxxon Commercial Level EZ is specially formulated for modern floor coverings with a typical range of 5,000 to 7,000 psi.
Repair vs replace projects
The correct response depends on the nature, extent, and cause of the issue. If the gypsum underlayment is solidly bonded to the subfloor but has some imperfections – it could be a great opportunity for repair rather than replacement. If the cracks appear narrow and do not extend across the full floor, it’s likely to be an ideal candidate.
The following chart serves as a guide to make an informed decision about the best path forward.
| Repair May Be Appropriate | Replacement May Be More Appropriate | |
|---|---|---|
| Crack width and depth | Hairline to moderate surface cracks that are localized and contained | Cracks that are moving or have vertical displacement |
| Extent of damage | Damage is generally limited to a localized area rather than a significant portion of the floor field | Widespread or cracking that is intertwined, delamination, or full-field surface failure extending throughout the affected area |
| Bond and delamination | Gypsum appears to remain well bonded to the substrate, with any hollow or debonded areas limited and localized. | Widespread delamination or loss of bond to the substrate is present across a significant portion of the floor field. |
| Fire rating requirements | All Maxxon gypsum repair and replacement products are designed to preserve code-compliant fire performance in accordance with the IBC. |
Checklist for success
With the right conditions, a targeted repair can restore the affected area while helping contractors:
- Reduce material costs
- Minimize labor requirements
- Accelerate project completion
- Limit disruption to other trades and occupants
- Maintain fire ratings and code compliance when specified correctly
- Reduce overall project risk
This approach allows contractors to preserve existing gypsum underlayment that still has service life remaining, rather than automatically starting over. In contrast, using non-rated or incompatible repair materials in a fire-rated assembly is not simply a performance risk; it might be a potential code violation. Assembly rating requirements must be verified before specifying any repair approach, especially when fire-rated and sound-attenuating systems are involved.
When repairing a gypsum underlayment, remember to:
- Confirm whether the existing floor assembly is rated and at what classification
- Verify that the selected Maxxon repair product is appropriate for that assembly type
- Consult Maxxon technical guidance before selecting materials in rated applications
- Document all products used and thicknesses achieved for project records
