At the Cooper 202 apartment renovation in Chandler, Arizona, the project team encountered a significant substrate restoration challenge. The existing gypsum underlayment had deteriorated extensively, leaving a cracked, weakened, and powdery surface that threatened both flooring performance and long-term system durability.

To restore a reliable foundation, the team implemented a proven, multi-step solution. The substrate was first stabilized and treat with a Maxxon Multi-Use Acrylic primer to strengthen and prepare the surface. Maxxon Reinforcement was then installed to add structural support, followed by the placement of 3/8" of Level EZ® with fibers to create a flat, durable underlayment system.

The result was a fully restored substrate capable of supporting consistent, long-term flooring performance. By combining proper surface preparation with reinforced, fiber-enhanced underlayment, the team transformed a failing base into a strong, dependable foundation- demonstrating how the right system can successfully overcome even severely compromised conditions in multifamily renovation projects.
