SETTING THE STAGE FOR FRAMING SUCCESS

For Hines’ office-to-residential conversion, the contractor engaged Maxxon to help transform a 1960s, 217K sq. ft. office building into a 25-story residential rental tower.

Before proper framing and layouts could be achieved, and floor covering installed, Hines needed to address uneven, “birdbathed” slabs —concave depressions on the concrete surface. Using a multi-product solution of Maxxon® Commercial Level EZ™, Commercial Fibers, and Maxxon® Commercial Multi-Use Acrylic Primer, Maxxon is delivering smooth, flat, durable surfaces throughout the tower without impacting structural weight and without grinding.

SOLID SOLUTION FOR AN INSPIRED TRANSFORMATION

When a Tri-Brand Marriott Hotel in Nashville, Tennessee wanted to turn one floor of their parking structure into hotel rooms, Maxxon provided the expertise and the products to make it happen.

To address weight restrictions, 7 inches of Maxxon® Commercial Low Density Fill™, a fast-drying solution that’s 80% lighter than concrete, was installed over the existing parking deck. It was topped with 1 inch of Maxxon® Commercial Pro Level-Crete™, a cost-effective, hydraulic cement underlayment with compressive strengths of 4,000 to 5,000 psi. These easy-pumping products covered 28,000 square feet quickly, allowing this phase of the project to be completed ahead of schedule.

REVITALIZING A HISTORIC GEM

Since opening in 1911, the Rayette Building had many incarnations including a wholesale millinery, a hairspray factory, and prior to its 2014 renovation to multifamily, it was a parking garage. Situated in the heart of downtown St. Paul with roof deck views of the Mississippi River, today this seven-story building features 88 loft-style apartments.

To help realize the Rayette Lofts conversion, Floor Technologies Inc., covered over 124,845 square feet with Maxxon Acousti-Mat and Maxxon® Reinforcement, topped with Maxxon® Commercial Pro Level-Crete™. This comprehensive system reduces sound transfer between floors for resident comfort and provides code-compliance, fire-resistance for resident safety. A clear epoxy sealer was installed over the Level-Crete™ to protect the floor and give it the urban, upscale aesthetic of matte-finished, polished concrete.

DELIVERING ON TIGHT TOLERANCES FOR A LUXURY CONVERSION

The historic Torbati Building has been a fixture on the edge of San Diego’s Gaslamp Quarter since the mid 1920s. The former office building which once housed Home Federal Bank has been renovated and converted into high-end, luxury apartments known as 625 Broadway. The upscale residence features 14 stories with 21 units per floor.

Dedicated Floor Systems was brought in as the leveling experts of Southern California to meet the extremely tight floor tolerance of 1/8 in 6”. The Dedicated Floor Systems team applied a total of 5,600 bags of Maxxon® Gyp-Crete® High Performance at depths ranging from ¼” to ¾”.  Used to cap and flatten rough, pitted, cracked and out-of-level concrete, this high-strength underlayment formula exceeds commercial flooring requirements, ensuring the flooring coverings installer had a strong, level subfloor surface for the installation of the specified luxury floor goods.
